Site water supply

Site water supply from stroydom.ge is built in Tbilisi and across Georgia as a standalone order or as part of a turnkey house. A complete system for a 150–250 m² house (storage, pump set, filtration and the service into the house) costs 4,500–11,000 ₾ including equipment. A 1,000–2,000 l tank with pipework and connection is 1,200–3,000 ₾. A pump set with pressure vessel, controls and dry-run protection costs 900–2,500 ₾, and water treatment 700–2,200 ₾. The run to the house is 45–90 ₾ per linear metre. Borehole drilling is priced by the driller on actual depth.

We build independent and backup water supply for houses and plots in Tbilisi and across Georgia: a mains connection or a borehole, storage tanks that cover the outages, a pump set with controls and steady pressure, mechanical filtration and softening, and the service into the house with metering, manifolds and frost protection.

Available as a separate order from 1,000 GEL

We take this work as a standalone order from 1,000 GEL, or as part of a turnkey house project. Inside a house project one contractor answers for the whole chain of work: one estimate and one warranty.

About the work

How does stroydom.ge deliver site water supply?

Water on site at all times: source, storage, pressure, treatment.

What is included in site water supply?

Water source

Options assessed (mains, borehole, delivered water) with measured pressure and yield.

Storage

Tank volume sized to occupancy and outage patterns, installed inside, on the plot or underground.

Pump set

Pump with pressure vessel and dry-run protection, steady pressure at every outlet.

Water treatment

Mechanical filters, softening for hard Tbilisi water, disinfection where needed.

Service and distribution

Run to the house below the frost line, metering, cylinder and heating connections, garden taps.

What is site water supply and why is it needed?

Water is the one service whose absence makes a house uninhabitable the same day. Interruptions in Tbilisi and the suburbs are routine, pressure in the upper districts is short, and on plots with no mains the source has to be created from scratch. So we design water supply as a chain (source, storage, pressure, treatment) rather than as a pump bought on its own: each link without the others delivers half the result.

What stages does site water supply consist of?

Each stage runs only after the previous one is accepted — so hidden works are never "closed" before inspection, and a mistake never has to be hunted for through screed and plaster.

  1. 1

    Survey

Source, measured pressure and yield, occupancy, draw-off points, outage patterns.

  2. 2

    System layout

Storage volume, pump type, treatment train, pipe routes across the plot.

  3. 3

    Earthworks

Trenches below the frost line, sleeves under paths, a pit or base for the tank.

  4. 4

    Plant installation

Tank, pump set with pressure vessel, filters, controls and metering.

  5. 5

    Service into the house

Connection to internal pipework, cylinder tie-in, garden taps and the irrigation line.

  6. 6

    Commissioning

Pressure test, pressure and dry-run settings, handover and maintenance briefing.

How does stroydom.ge control quality on site?

How we work on site — materials, equipment, tolerances, documentation and acceptance of hidden works.

Pressure-tested before backfill

The run holds pressure before soil covers it: chasing a leak under paving costs twice as much.

Dry-run protection

Without it the pump burns out at the first outage, so it goes in every time.

Access to the plant

Filters, controls and valves are grouped in one place with room to service them.

Documentation

As-built pipe routes, equipment datasheets, pressure test record and a cartridge replacement schedule.

What should be accounted for in Tbilisi and Georgia?

What we account for here: seismic intensity 8 (MSK-64), hot summers and damp winters, steep terrain, older stock with timber floors and worn city networks.

Supply interruptions

We size storage for at least a day of autonomy, and two days for guest houses.

Hard water

Limescale kills cylinders and irrigation nozzles. Softening pays for itself in the repairs that never happen.

Winter in the suburbs

In Kojori and Tskneti runs and garden taps freeze: burial depth and drain-down points are mandatory.

Terrain

Level differences across the plot change the pressure required: the upper terrace and irrigation are calculated separately.

How much does it cost and how long does it take?

Indicative price ranges in lari (₾) for standard conditions. The final estimate is fixed after measurements and specification approval.

Frequently asked questions — Site water supply

Why a storage tank if there is mains water?

Because mains water in Tbilisi, and especially in the suburbs, goes off, both planned and unplanned, sometimes for a day. A 500–2,000 litre tank covers a household for that long and stabilises pressure at the same time: in upper districts and on upper floors the head is often short. A house with storage and a pump set simply does not notice an outage, while a guest house without one loses its guests.

Borehole or mains connection?

Where mains exists with reasonable pressure, connecting is cheaper and simpler and a borehole stays as backup. On suburban plots with no mains a borehole is the only option, but its depth and yield are unknown in advance and the water almost always needs treatment. We assess both against real data from neighbouring plots and price the whole cost of ownership, not just the drilling.

What is Tbilisi water like, and are filters necessary?

It is hard: limescale builds up in the cylinder, the washing machine, the taps and above all in irrigation nozzles. The minimum is a mechanical filter for sand and rust plus softening on hot water or on the whole house. It is worth confirming the composition with an analysis: a set of filters bought "just in case" costs money and does not solve a problem nobody has identified.

When should site water supply be installed?

Before landscaping and paving. The run from the source to the house sits below the frost line and comes with sleeves under paths, branches for irrigation and garden taps. Once the plot is paved and the lawn laid, every pipe means breaking the surface. For the same reason we plan water together with drainage and site electrics.
