Structural strengthening
Structural strengthening from stroydom.ge is carried out in Tbilisi and across Georgia. The survey is quoted and paid separately, and the strengthening estimate follows from its findings. A visual inspection with a defect report costs 600–1500 GEL, an instrumented survey with opening up from 2500 GEL. A reinforced concrete or steel jacket to columns and beams is 900–1800 GEL per element, carbon fibre 180–350 GEL/m². Underpinning and widening costs 450–900 GEL per linear metre, a bored mini-pile from 800 GEL. An opening in a loadbearing wall is 1200–2800 GEL, and the strengthening design 1500–4500 GEL.
We survey and strengthen the loadbearing structure of residential and commercial buildings in Tbilisi and across Georgia: diagnosing the cause of cracks and movement, strengthening foundations, columns, beams and slabs, seismic upgrades, refurbishment and adding storeys with load calculations.
Available as a separate order from 1,000 GEL
We take this work as a standalone order from 1,000 GEL, or as part of a turnkey house project. Inside a house project one contractor answers for the whole chain of work: one estimate and one warranty.
About the work
How does stroydom.ge deliver structural strengthening?
Surveying and strengthening the loadbearing structure of a building.
What is included in structural strengthening?
Survey
Inspection, opening up, movement monitoring, diagnosis of the cause of cracks.
Foundations
Underpinning, widening, injection, bored mini-piles.
Columns and beams
Concrete or steel jackets, carbon fibre, strengthening of connections.
Slabs
Strengthening for new loads, forming openings with framing.
Refurbishment
Alterations to loadbearing walls, adding a storey, change of use.
What is structural strengthening and why is it needed?
Structural strengthening is work where the concrete matters less than the diagnosis: a crack or settlement is almost always a symptom, with the cause in the ground, the water or a changed load. Treat only the symptom and the defect returns. So we start with a survey and calculation, and base the solution on the actual condition of the structure rather than the look of the damage.
What stages does structural strengthening consist of?
Each stage runs only after the previous one is accepted — so hidden works are never "closed" before inspection, and a mistake never has to be hunted for through screed and plaster.
- 1
Inspection
Walk-round, photographic record of defects, crack map, history from the owner.
- 2
Monitoring
Tell-tales on cracks and width measurements establish whether movement is active.
- 3
Instrumented survey
Opening up, checking reinforcement and concrete strength, foundation condition.
- 4
Cause
Ground, water, overload or workmanship: stated and confirmed by calculation.
- 5
Strengthening design
Calculated solution: jackets, ring beams, carbon fibre, underpinning, piles.
- 6
Removing the cause
Drainage, run-off, pipe repairs: before strengthening, not after.
- 7
Strengthening works
In stages, monitoring the structure as work proceeds.
- 8
Verification
Repeat measurements after completion, report and maintenance recommendations.
How does stroydom.ge control quality on site?
How we work on site — materials, equipment, tolerances, documentation and acceptance of hidden works.
Diagnosis before pricing
We do not quote strengthening before a survey: without a cause, any figure is a guess.
Cause before symptom
If the foundation is being soaked, water comes first and concrete second.
Calculated, not "extra"
The solution is designed: pouring more can even harm by adding load.
Staged work
Work proceeds in bays: several loadbearing elements are never weakened at once.
Documents
Survey report, strengthening design, concealed works records and photographs.
What should be accounted for in Tbilisi and Georgia?
What we account for here: seismic intensity 8 (MSK-64), hot summers and damp winters, steep terrain, older stock with timber floors and worn city networks.
Older Tbilisi stock
In pre-war and Soviet buildings the original drawings are often lost: we reconstruct the load path by survey.
Seismic design
Strengthening in a seismic area is designed for dynamic loads, not just weight.
Slopes and ground movement
On slopes the cause is often creeping soil, which is resolved with retaining walls and drainage.
Neighbouring flats
In apartment buildings the work touches shared structure: agreement with neighbours and the management is essential.
Dusty work
Chasing and breaking out concrete is messy: we zone the rooms and protect finishes.
How much does it cost and how long does it take?
Indicative price ranges in lari (₾) for standard conditions. The final estimate is fixed after measurements and specification approval.
| Item | What is included and the price |
|---|---|
| Guide prices (Tbilisi, before survey) | The figures below are a working guide for budgeting. The firm estimate follows a site visit and survey: scope, access and substrate condition all move the price. |
| Survey | Visual inspection with a defect report: 600–1500 GEL; instrumented survey with opening up: from 2500 GEL. |
| Columns and beams | Reinforced concrete or steel jacket: 900–1800 GEL per element; carbon fibre: 180–350 GEL/m². |
| Foundations | Underpinning and widening: 450–900 GEL per linear metre; bored mini-pile: from 800 GEL each. |
| Openings in loadbearing walls | Steel frame with strengthening: 1200–2800 GEL per opening depending on span and load. |
| Strengthening design | Calculations and working drawings: 1500–4500 GEL based on the survey. |
| How we price | The survey is quoted and paid separately, and the strengthening estimate follows from its findings and the design. |
| What drives the price | Type and extent of strengthening, access to the structure, whether finishes must be removed, working in an occupied building. |
| Survey | A site visit with inspection and a defect report before any decisions, with no obligation to award us the work. |
| What cannot be quoted remotely | Strengthening cannot be priced from photographs: it needs opening up and a known cause. |
| Terms | Fixed estimate in GEL after the survey, staged payments, structural warranty in the contract. |

Frequently asked questions — Structural strengthening
Is a crack in the wall dangerous?
It depends on the type. Hairline cracks in plaster are usually shrinkage and harmless. Dangerous cracks run through loadbearing structure, widen over time, cross opening corners diagonally, or radiate from one point. The first step is not to fill them but to fit tell-tales and observe: a live crack keeps growing, a stabilised one does not. Filling without that simply hides the problem until the next season.
Can a wall be removed in a refurbishment?
A non-loadbearing partition, yes. A loadbearing wall or part of one, only with a strengthening design: the opening is framed with a steel frame or concrete beam that takes the load above. Without it the slab starts to deflect and cracks spread across the floor above. In Soviet-era Tbilisi buildings, walls that look like ordinary partitions are often loadbearing, and this cannot be judged by eye.
What is a seismic upgrade and when is it needed?
A set of measures that improve a building's resistance to earthquakes: column jackets, ring beams, ties between walls and slabs, strengthened connections. It is needed for older buildings designed without seismic calculation, buildings with accumulated damage, and where use changes or load is added, for example when a storey is added.
Can a storey be added to an existing house?
Only after calculation: any addition is extra load on the existing foundation and frame. We start with a survey and a checking calculation, and either confirm it is feasible or list the strengthening required. Sometimes a lightweight framed addition turns out better than a concrete one.
How long does a survey take?
A visual inspection with defect recording takes one visit. If movement has to be understood, tell-tales are fitted and monitoring takes several weeks. An instrumented survey with opening up and concrete strength testing takes longer but provides the basis for calculation. Designing strengthening without that data means guessing expensively.
The house has settled. What comes first?
Not cosmetic repairs. First the cause: soil soaked by failed drainage or a leak, erosion, a foundation error, added load. Until the source is removed, any strengthening is temporary. Often the root cause is water at the foundation, and the fix starts with drainage rather than concrete.
