These are stroydom.ge’s 2026 rates for Tbilisi, the same figures as in the table on our prices page. Every rate includes materials. Logistics, demolition and non-standard joints are calculated separately. The “from” figure assumes standard conditions: a level plot, normal access and a scope of 100 m² or more. Shell work is priced per cubic or square metre, plumbing per connection point and electrical per square metre of floor area. The exact figure comes after measurement, but these benchmarks help you check contractors’ offers.

Engineering
- Electrical is priced by floor area, from ₾90/m²: electrical works.
- Plumbing from ₾250 per connection point: water supply and drainage.
- Water underfloor heating from ₾70/m². The rest of the heating system is priced by project: heating.
Finishing

- Wall painting to a final finish from ₾28/m²: finishing works.
The total depends on volume, the condition of the property and the materials you choose. A full renovation usually costs less than the same jobs ordered one by one: a major renovation runs on a single estimate with no markup for coordinating crews. A new house is costed by house construction prices per m² rather than by type of work. More in Building a house in Tbilisi: the price.
How to read an estimate
Ask for a breakdown by type of work and unit of measure, and check whether materials are included. If one contractor quotes plaster at half what others charge, ask whether that rate covers the material. A fixed estimate and a contract with a warranty protect you from extra charges along the way. For an exact figure for your property, leave a request and an engineer will come to measure.
