Windows and glazing
Windows in Tbilisi and across Georgia are costed opening by opening at stroydom.ge, each on its own line at per-m² rates: a PVC window installed costs 280–520 GEL/m², thermally broken aluminium 650–1200 GEL/m², sliding portal systems from 900 GEL/m². Installation alone with a three-layer joint costs 55–95 GEL/m², removing an old window 25–45 GEL/m², insulated reveals 35–60 GEL per linear metre, a sill 30–50 GEL/m. Balcony glazing: cold from 220 GEL/m², warm from 420 GEL/m². The estimate is fixed in GEL after a survey and paid in stages. Windows are fitted within a full build and coordinated with the facade.
We install windows and glazing in Tbilisi and across Georgia: PVC and aluminium profiles, panoramic windows and sliding portal systems, glazing for balconies, loggias and terraces, entrance screens, installation joints with vapour control, reveals and sills.
Available as a separate order from 1,000 GEL
We take this work as a standalone order from 1,000 GEL, or as part of a turnkey house project. Inside a house project one contractor answers for the whole chain of work: one estimate and one warranty.

What is windows and glazing and why is it needed?
A window is a profile and a glazing unit set into the wall as an assembly that has to hold heat, keep water out and avoid trapping moisture inside. Most complaints about "bad windows" are in fact defects in the installation joint and reveals. So we take responsibility for the whole assembly (fixings, joint, reveals, sills and hardware) rather than for supplying a product.
What stages does windows and glazing consist of?
Each stage runs only after the previous one is accepted — so hidden works are never "closed" before inspection, and a mistake never has to be hunted for through screed and plaster.
- 1
Survey
Opening geometry, level, rebate depth and substrate condition checked.
- 2
Specification
Profile, glazing and hardware chosen for orientation, noise, size and use.
- 3
Removal
Old windows taken out with the room protected and waste removed.
- 4
Opening preparation
Geometry made good, dust removed, primed for tapes.
- 5
Installation
Set level, anchored at the specified spacing, foam applied correctly.
- 6
Installation joint
Vapour barrier inside, weather barrier outside, foam protected from UV.
- 7
Reveals and sills
Insulated reveals, sill with a drip and turned under the frame.
- 8
Adjustment and handover
Compression and hardware set, sashes checked, seasonal settings explained.
How does stroydom.ge control quality on site?
How we work on site — materials, equipment, tolerances, documentation and acceptance of hidden works.
Three-layer joint
Vapour barrier, foam, weather barrier. Exposed foam breaks down within two or three seasons.
Fixings at spacing
Anchors set at calculated spacing from corners: saving on fixings makes sashes drop.
Sills turned under
The sill goes under the frame and onto the wall with a drip, otherwise water enters the joint.
Seasonal adjustment
We show the owner how to switch winter and summer compression as part of handover.
Documents
Product data sheets, with warranty on the product and on installation stated separately.
What should be accounted for in Tbilisi and Georgia?
What we account for here: seismic intensity 8 (MSK-64), hot summers and damp winters, steep terrain, older stock with timber floors and worn city networks.
Tbilisi sun
South and west windows need solar-control glass or external shading, or the room overheats and furnishings fade.
Street noise
On main avenues what helps is not a third pane but different glass thicknesses and a wider cavity.
Seismic design
Expansion gaps and movement-tolerant fixings on large assemblies, laminated glass on panoramic areas.
Older balcony slabs
Before warm glazing the slab capacity is checked: the glazing and insulation weight is not free.
The coast
Salt air in Batumi and Gonio calls for hardware and fixings with higher corrosion resistance.
How much does it cost and how long does it take?
Indicative price ranges in lari (₾) for standard conditions. The final estimate is fixed after measurements and specification approval.
| Item | What is included and the price |
|---|---|
| Guide prices (Tbilisi, before survey) | The figures below are a working guide for budgeting. The firm estimate follows a site visit and survey: scope, access and substrate condition all move the price. |
| PVC windows | Product with installation: 280–520 GEL/m² depending on profile, hardware and glazing unit. |
| Aluminium and panoramic systems | Thermally broken aluminium: 650–1200 GEL/m²; sliding portal systems: from 900 GEL/m². |
| Installation only | Fitting with a three-layer joint: 55–95 GEL/m²; removing an old window: 25–45 GEL/m². |
| Reveals and sills | Insulated reveals: 35–60 GEL per linear metre; sill with a drip: 30–50 GEL/m. |
| Balcony glazing | Cold glazing: from 220 GEL/m²; warm glazing with an insulated parapet: from 420 GEL/m². |
| How we price | By assembly: product, removal, installation, reveals and sills as separate lines for each opening. |
| What drives the price | Profile and glazing, sash size and weight, floor level and access for delivery, extent of opening preparation. |
| Panoramic systems | Portal and sliding assemblies are priced separately: different profile, fixings and installation requirements. |
| Within a build | On full-cycle projects windows are coordinated with the facade so junction details are built once. |
| Terms | Fixed estimate in GEL, staged payments, installation warranty in the contract; products carry the manufacturer warranty. |

Frequently asked questions — Windows and glazing
Why does a new window feel draughty?
Almost always the joint, not the profile. Foam insulates but does not protect: outside it needs covering from water and UV, inside it needs a vapour barrier tape against moisture from the room. Without those layers the foam gets damp, loses performance and breaks down, and within two or three years cold comes in around the perimeter. The second common cause is unadjusted hardware: sash compression is set at handover and seasonally.
What glazing suits Tbilisi?
Here the main load is sun, not frost. South and west windows get a multifunctional or solar-control coating: it cuts heat gain and air-conditioning load without darkening the room. North-facing windows only need standard low-e. For windows on a busy street, acoustic performance is specified separately and achieved by different glass thicknesses in the unit, not simply by triple glazing.
PVC or aluminium?
PVC is cheaper and better thermally, so it is the standard for domestic windows. Thermally broken aluminium is needed where sizes and sash weights are large: panoramic windows, sliding portals, entrance screens, curtain walling. Aluminium without a thermal break is only suitable for unheated balcony and terrace glazing, because in a heated room it collects condensation.
Warm or cold balcony glazing?
Cold glazing is light and cheap and keeps out rain, dust and wind, but the balcony stays close to outside temperature. Warm glazing turns the balcony into living space, but requires insulating the floor, walls and parapet and sometimes strengthening the slab, since the weight goes up. The choice depends on whether the balcony will be heated, not on the price of the profile.
Can panoramic windows be used in a seismic area?
Yes, but with movement allowed for: large glazed assemblies are installed with expansion gaps and fixings that let the frame move relative to the opening. Panoramic glazing built in rigidly cracks the glass when the building moves. On large areas laminated glass is also used, so that if it breaks the glass stays on the interlayer instead of falling.
When are windows installed during construction?
Once the openings have gained strength and before final finishes: the building needs closing in so internal work can proceed. Reveals, sills and sealing are done in the same cycle as the facade, otherwise water finds a way through the junction. On full-cycle projects we align window installation with facade work so the details are built once.
