In short
stroydom.ge suggests checking five clauses in a house contract: an itemised estimate with materials and quantities, a dated stage schedule, payment for work done rather than by calendar, warranty periods by type of work, and how changes are agreed after the start. A per-m² price with no breakdown usually leads to disputes and extra charges. If work has started without a contract, sign an addendum for the remaining scope. Our own advance is capped at 15%.
A contract isn't a formality to tick off: it's the only document you can rely on if something goes wrong. Verbal agreements ("the foreman promised") don't hold up in a dispute. Here's what's worth checking before signing, not after the first conflict.
What must be in the contract
- An itemised estimate: materials, quantities, works as separate lines, not one lump "turnkey" sum.
- A staged schedule with dates, not a single overall handover figure.
- Payment terms tied to actually completed volume, not calendar dates.
- Liability for defects and warranty obligations: a specific warranty period by type of work.
- A change procedure: how moving a wall, swapping a material or adding scope is formalised once work has already started.
What to check in the estimate specifically
A "turnkey for X per m²" estimate with no breakdown is the main source of disputes, since it's unclear what's actually included and what will turn into an extra charge along the way. Ask for a breakdown by materials and works: it lets you compare different contractors' quotes on the same terms.
What if there's no contract yet and building has already started
If you're already building without a contract, or with an incomplete one, it's not too late to sign a supplementary agreement from this point on, fixing the estimate and schedule for the remaining scope. It won't undo past problems, but it protects against new ones.
We fix the estimate and staged schedule in the contract before work starts and don't begin without it. Discuss your project or see our rates by type of work.
